The statutory date is May 15. May 15 falls on a Saturday in 2027, so the Tax Code moves the deadline to the next business day. Or 30 days after Denton CAD mails your Notice of Appraised Value, whichever is later. Notices usually go out in April. Miss the date and you generally wait a full year.

Texas caps the taxable value of a homestead at 110% of last year's taxable value. If your taxable value already sits well below your market value, the appraisal district can cut your market value and your tax bill will not move at all. Our protests cut $29,581,104 from market value in 2026. Only $24,187,305 of that reached anyone's tax bill, 81.8%, because the rest was absorbed by the 10% homestead cap. Of our 886 winning protests, 817 produced an actual tax saving and 69 did not. Firms that quote the market number are quoting the larger figure, not the one you keep.

A Denton County protest runs in two stages, and most never reach the second one. Some owners call it a property tax appeal; in Texas the formal term is a protest, and it is filed with Denton CAD, not the tax office.

After your protest is filed, a Denton CAD appraiser reviews the evidence and can agree a lower value on the spot. Most protests settle here, typically within a few weeks of filing. Nobody has to appear in person.
If the informal review does not produce a fair value, the case goes to the Appraisal Review Board, a panel of citizens independent of the appraisal district. Bezit presents your case; you do not need to attend. Hearings generally run through the summer.

Sales means recent arm's length sales of similar homes below your appraised value.
